TYPE OF HEATING AND BOILERS
Hamlet
The farmhouse is electrically heated and cooled. It is equipped with 2 main heat pumps and 2 other secondary ones. Heating relies on radiators that run on an air-to-water system from the main heat pump (Daikin); The kitchen is heated and cooled with an air-to-air heat pump.
In each bedroom, cooling uses splits with heat pumps. Rotating ceiling blades are present in 2 bedrooms and in the living room on the 1st floor.
The panoramic bedroom can be heated either with a heat pump split or with radiators connected to the LPG boiler located in the caretaker's apartment and equipped with an independent valve.
The boiler connected to the heat pump is located in the external compartment under the stairs. The heat pumps are placed invisibly to the eye in housings behind the peripheral hedges.
Cottage
It is heated with LPG radiators. Both heating and cooling are also guaranteed by a split and heat pump system.
The boilers, which each serve one half of the cottage, are located in the side technical rooms.
Former caretaker's apartment
It is heated with LPG radiators. The bedroom is equipped with split cooling and heat pump. The kitchen/living room is equipped with provision for an additional heat pump split. The boiler is placed in the storage room.
Date of renovation and type of material used
The most substantial renovation dates back to 1993/1994 with the total renovation of the farmhouse on the sediment and on the existing design. The renovation saw the reconstruction of entire parts and the renovation of the roof with anti-seismic method (reinforced concrete curb and wooden structure). The floor slab on the first floor is
it has been completely emptied and lightened in order to keep the beautiful beamed ceilings and tiles on the ground floor intact; a reinforced concrete curb equipped with dovetails guarantees its anchoring to the walls according to anti-seismic criteria. The oak beams have all been tested and where necessary replaced with contemporary beams. The reusable materials (stone, wood and brick) have been duly used for conservation purposes. The floor of the ground floor has been completely redone with insulation (small igloos) using terracotta tiles handmade in Castel Viscardo. The floor on the 1st floor is in chestnut wood 6 cm thick, not treated with chemical dyes or paints. The fixtures are in double-glazed chestnut wood with an air chamber.
Subsequently, various expansion interventions were carried out with innovative construction criteria (i.e. use of hemp insulation) and the construction of large windows. The last intervention dates back to 2020.
Dependance/cottage: the renovation and conversion of the horse stable (built in wood in 1997) into apartments used as a farmhouse dates back to 2010. The latest interventions are from 2024. The roof is made of ventilated wood. The construction, at the time carried out with anti-seismic methods, is based on the use of steel columns and skeleton anchored to a foundation of about 180 cm deep through steel plates that make it extremely performing and innovative in terms of construction.
The insulating materials used are wood, natural organic insulating agents with a total thickness of 50 cm and Knauf Aquapanel Outdoor panels. The floor is completely insulated. The fixtures are in chestnut wood and double glazing with an air chamber.
All systems are certified (as per the relevant housing authorizations) as they were installed after 1990.
